A Tailored Service

Briefly outlined below are the three basic elements of our Service. However, we maintain a flexible attitude and are generally able to adapt our Service to meet our client’s individual circumstances and needs. For example, by providing a ‘Part-Only Service’ or occasionally by taking on additional tasks and duties.

Competitive Rates

Our fees for Landlords are competitive and we also offer a ‘like for like service and price promise’ with any other local agent in the area*. We are equally committed to both first time and investment Landlords and savings can be made on the smallest of portfolios.

Let Only

Our Let Only Service does not incur any monthly fees and is usually a one off no let – no fee charge. In brief this service includes the valuation and marketing of a property for let and the carrying out of viewings, leading to the collection of a holding deposit / tenant admin fee and the vetting and referencing of prospective tenant/s. This proving satisfactory, we will prepare a tenancy agreement and complete a comprehensive written photographic and Inventory of the property. We will then no later than the move in day collect from the tenants in cleared funds the first month’s rent in advance along with a security deposit normally (unless agreed otherwise) equal to one month’s rent. We will then arrange for the tenant to sign all the paperwork with a formal check in / handover of the property and keys at our office.

Full Management

This is our inclusive service which includes all the above along with the following:

  • During the tenancy we carry out periodic inspection visits. Should these bring to light any maintenance issues, we will (within the confines of our Management Agreement) recommend, oversee and account for any necessary repairs.
  • Collecting and processing of rental payments is also part of the service. These will be credited automatically to the Landlord’s nominated bank account, or forwarded by cheque if preferred.
  • Towards the end of the tenancy, we will liaise with the Tenant, and renew the tenancy agreement or arrange to check them out as applicable.
  • This service is suitable for those landlords who would rather not deal with the Tenants directly, or do not reside locally, preferring all aspects to be handled by the agent.
